Awhile back, I received a great question from a lady named Donna. Here it is:
"Maestro, I basically freeze at thinking of talking with sellers. I don't understand why. I am not this way. I mean serious nervousness. Can there be general sentences to say to break the ice?"
Great question! Here is what you do
One, don't worry about your anxiousness. We all come to feel anxiety at some point in our lives. If it's a concern that doesn't cause any concerns for you, I wouldn't actually bother con-fronting it. As an example, I have a small fear of heights. Don't know how I got it. Don't really care. It doesn't have an effect on my life one bit. If, at some point in my life, my happiness, enjoyment, marriage and/or earnings is determined by me leaping out of a plane, then maybe I'll address it. Until then I can deal with it.
In the event that a fear stands in the way of attaining a goal or desire, then, it's a hindrance which should be conquered.
You're anxious simply because you want to do well. You would like be an excellent negotiator. You aspire to flip houses to make money. And, you're terrified mainly because you're afraid of making a mistake. And so, to address the latter, merely alter your outlook. Implement the "there are no mistakes" motto, similar to what I have done awhile back.
No mistakes in life.
I don't care what went down, what you missed out on or what the end results were. You didn't make a mistake. You simply provided yourself the chance to improve, expand as well as increase.
Mistakes are now learning experiences. And, instead of fearing them, you are grateful and appreciative.
And, furthermore, recognize that you are actually the expert. The seller really needs you. You don't need him. And, this is your business. You determine how things go about.
Now that we've gotten the mental part out, we can tackle the verbal. One good way to break the ice is to get the other individual talking fast. And, the most convenient way to do that would be to ask the seller one question:
"Why do you want to sell your property?"
That will get them talking and take the pressure off of you for a bit. Depending on their situation, they could be talking for awhile. Good. Let them talk. The more they talk, the more advantageous to you.
And so, to recap, you do not have to worry making a mistake as they definitely don't exist. Two, you are the expert. And three, jump start the discussion off by asking the seller a question and getting them speaking.
Apply these steps and watch the anxiety disappear.
Now get out there and flip something!

Housing values are rising again and fast! This is exactly how it had been during the boom when you could possibly flip one house and have the rest of the year off!
